Financing Mechanism

Finance a fully leased commercial or residential building whose rental income supports repayment, with two property-management models.

What you get

  • Financing structured around the building's rental income
  • Two property-management models to choose from
  • File checked against the criteria of several banks
  • Follow-up from valuation to registration

Income-producing buildings are among the most stable assets in the UAE, but financing them is different from financing a home. Banks look first at the property itself: its tenants, its rental income and how well that income covers the repayments. Our financing mechanism is built around this logic. We help you identify a suitable building, structure the financing around its income and present a complete file to the right banks.

How the financing mechanism works

The starting point is a fully leased commercial or residential building that meets the bank's financing requirements and produces a suitable annual return relative to its value. Once the bank approves both the property and the client, it finances an agreed portion of the price and the client contributes the rest. The rental income then supports the repayment of the financing over the agreed term.

Two models for distributing the income

  • Model 1 – property management by the client: you manage the building yourself, collect the rents, deal with tenants and maintenance, and pay the bank instalments on schedule.
  • Model 2 – property management by the bank: the bank, or a manager it approves, manages the property and collects the rents. Instalments are settled from the income, and the remaining balance is paid to you under the agreed terms.

The right model depends on your experience with property management, the time you can give it and the policy of the bank. We explain the practical differences, including costs and reporting, before you decide.

What banks look at

  • Occupancy and the quality and length of the current tenancy contracts.
  • Actual net rental income after service charges, maintenance and vacancies, not only the advertised yield.
  • The age, condition and location of the building, confirmed by an independent valuation.
  • Your own financial position, your credit record with Al Etihad Credit Bureau and your ability to pay the down payment and fees.

Who is it for

  • Investors who want to acquire an income-generating building in Dubai or elsewhere in the UAE.
  • Business owners who prefer to place capital in a long-term real asset rather than keep it idle.
  • Families and partners who want to own a building together with a structured repayment plan.

How it works with Lugain Global

  1. Initial consultation: we discuss your budget, goals and preferred management model.
  2. Property review: we check the tenancy schedule, income and age of the building against typical bank criteria.
  3. File preparation: we collect and organise the property documents and your personal or company documents.
  4. Bank submission: we present the file to the partner banks most likely to accept it and compare their offers with you.
  5. From approval to transfer: we follow up on valuation, final approval, signing and registration until the transaction is completed.

Important to know

Each bank sets its own financing ratio, pricing, tenor and property criteria, and may apply stricter conditions than those described here. Rental income can change over time, so returns are never guaranteed. Lugain Global is a financing broker, not a lender, and the final decision always rests with the bank. Our role is to give you a clear picture, a well-prepared file and access to several banks through one team.

FAQ

Questions about this service

Answers to the most frequently asked questions from our clients

In most cases, yes. Banks prefer buildings with stable occupancy because the rental income supports repayment. Some banks may consider a partly leased building, usually on stricter terms and a lower financing ratio.

In Model 1 you manage the property and pay the instalments yourself. In Model 2 the bank, or a manager it approves, collects the rents, settles the instalments and passes the remaining income to you under the agreed terms.

No. Rental income depends on tenants, the market and the condition of the building. We help you assess the actual net income before you commit, but no return can be guaranteed.
